N.C. foreclosures drop in August - The Business Journal of the Greater Triad Area

North Carolina’s residential foreclosures in August fell 0.9 percent from July but are up more than 12 percent from a year ago.

Some 4,844 N.C. homes were in the foreclosure process in August, or one of every 867 households. The state ranks 35th in the nation for rate of filings, according to RealtyTrac Inc.

Foreclosures in the state rose 12.2 percent from August of last year.

Last month’s foreclosures nationwide increased 4 percent from July but dropped 5 percent from August 2009. One in every 381 U.S. households received a foreclosure filing last month.

“The trend lines of decreasing default notices and increasing bank repossessions converged in August, with virtually the same number of new default notices and bank repossessions for the month — a clear indication that the clogged foreclosure pipeline is being carefully managed on both ends by lenders and servicers,” says James Saccacio, chief executive at RealtyTrac.

Nevada, for the 44th consecutive month, had the country’s highest foreclosure rate, with one of every 84 homes receiving a foreclosure filing. The state had 13,385 residential properties in foreclosure in August.

Vermont had the lowest foreclosure rate, with a total of 17 filings.

Economist: It's going to be a bumpy ride in N.C. - CharlotteObserver.com

The N.C. economy is likely to grow this year, but the recovery will remain uneven and jobs will remain scarce, a UNC Charlotte economist said Wednesday.

John Connaughton expects the state's economy to increase 0.8 percent over 2009, he said during his quarterly economic presentation, delivered at UNC Charlotte's uptown campus.
That's a downgrade from his earlier reports: In June, Connaughton predicted 2.2 growth; in March, he said the state's economy was likely to grow by 3.5 percent over 2009.

"The national economy has been able to put together four consecutive quarters of expansion, while the North Carolina economy has struggled to put two quarters of growth together," he said.

Even anemic growth has helped stem job losses, but it's not yet enough to generate job growth, Connaughton said. That means unemployment, which has long troubled the Charlotte region and the state, will remain inflated.

"Although there is little likelihood of a double dip (recession) during the second half of the year, the economy will continue to be sluggish enough that, to many people, it will feel like a return to the recession."

Connaughton expects N.C. businesses to add 37,400 jobs this year, up 1 percent from 2009. Those gains follow a loss of more than 282,000 jobs statewide during the recession.

The N.C. unemployment rate, which began the year above 11 percent and has since dropped to a seasonally adjusted rate of 9.8 percent, is expected to drop to 9.4 percent by the end of the year, he said.

Looking ahead to next year, Connaughton expects the state economy to grow 2.7 percent. He predicts output increases from seven of the state's 11 economic sectors, including retail trade and finance. Companies across the state could add 19,700 more jobs in 2011, but job growth will probably lag for the foreseeable future, he said.

"It is likely to take four or five years to regain the lost jobs," Connaughton said. "Job growth will be the biggest problem for both the U.S. and North Carolina economies over the next several years."

Graffiti on Buildings a Nuisance

As of October 1, 2010, Hickory, NC has passed a new regulation where graffiti will be considered a nuisance on your building.

Through September 15, 2010, the City of Hickory developed a graffiti removal grant program to help property owners clean up any graffiti. The Hickory City Council set aside $25,000 for the grant and would reimburse property owners up to 50 percent, not to exceed $1,000, to remove graffiti.

As of October 1, 2010, failure to remove the graffiti in a certain time frame will cause the City to remove the graffiti at the owner's expense, which may include placing a lien on the property.

NAR: Homeownership, Stable Communities Linked Home owners are more active in their communities, benefit from improved education opportunities, and report higher levels of self-esteem and happiness when compared to renters, according to leading research. A new report from the NATIONAL ASSOCIATION OF REALTORS®, Social Benefits of Homeownership and Stable Housing, explores the impact of stable housing and the positive social outcomes resulting from homeownership.

“Homeownership is in investment in your future – home is where we make memories, build our lives and feel comfortable and secure,” said Vicki Cox Golder. “Owning a home has long-standing government support in this country because homeownership benefits individuals and families, strengthens our communities, and is integral to our nation’s economy.”

NAR’s study identifies research from government, industry, and academia that identified the relationship between homeownership and stable communities. Home owners move far less frequently than renters, and therefore are embedded into the same neighborhood and community for a longer amount of time. This allows for social cohesion, ultimately resulting in social benefits and stronger communities.

“REALTORS® care as much about keeping families in their homes as they do about helping them find the home of their dreams,” said Golder. “Social benefits do not arise solely from ownership, but also from greater housing stability and social ties associated with less frequent moves among home owners.”

Several research studies cited in the NAR report have found that homeownership has a significant impact on educational achievement. For instance, the decision by teenage students to stay in school is higher for those raised by parents who are homeowners compared to those whose parents are renters. Access to economic and educational opportunities are also more prevalent in neighborhoods with high rates of homeownership. Furthermore, studies have shown that changing schools frequently due to moving impacts negatively a child’s educational outcome.

Civic participation is another social benefit resulting from homeownership and stable housing. Home owners are proven to be more politically active and are more likely to vote in local elections compared to renters. In addition, homeowners have a higher membership in voluntary organizations.

Studies have shown that home owners are more likely to believe that they can do things as well as anyone else, and they self-report higher ratings on their physical health. “The research shows that home owners report higher self-esteem and happiness than renters, resulting in better overall health, both physically and psychologically,” said Golder.

When it comes to property, home owners have more invested both financially and emotionally. Property crimes affect home owners directly, but nonviolent property crimes can impact the property values of the entire neighborhood. Therefore, home owners are more motivated to deter crime by forming and implementing voluntary crime-prevention programs. In addition, it is easier for home owners to recognize perpetrators in stable neighborhoods because of extensive social ties. Unstable neighborhoods often display social disorganization which can lead to higher levels of crime.

Along with protecting their home and neighborhood from crime, home owners spend more time and money maintaining their home than renters. Neighbors also influence other home owners to improve their property, resulting in a better overall quality of the community.

“Homeownership certainly contributes to positive social outcomes, but those outcomes are truly a result of stable housing communities,” said Golder. “With strong social ties and a cohesive community, home owners can enjoy not only the long-term financial benefit of owning a home, but also a more satisfying life – which is what’s really at the heart of the American Dream.”Source: NAR

Beautiful Caldwell County...at the foot of the Blue Ridge Mountains

Caldwell County, in western North Carolina, is positioned just at the foot of the beautiful Blue Ridge Mountains. Many people visit this area to take advantage of the miles and miles of furniture stores and outlets.

Most of the major furniture brands, including Broyhill, Kincaid, Bernhardt, and Thomasville can be found along highways in Caldwell County. Although most widely known for furniture, Caldwell County has so much more to offer!

If you are in the mood for golf, Caldwell County has the Round Mountain Golf Club, Granada Farms Country Club, Orchard Hills Golf Club, and (shown here) Lenoir Golf Club.

After a relaxing afternoon playing golf, be sure to check out the T. H. Broyhill Walking Park. This location has a paved patch that is 0.43 miles around the track, and off-pavement trails through more scenic terrain. Great place to walk, meditate, read a book, or bring the dog for a jog!

Caldwell County has its very own vineyard, as well. During a visit to the area, you will want to visit Cerminaro Vineyard, in Boomer, to sample the local wine.

When you are ready to spend some time biking, walking, or running, you will want to visit the Lenoir Greenway, offering 7 miles of paved trails in a scenic setting.

If you want to learn about the history of Lenoir, the largest city in Caldwell County, then you will want to spend some time at Fort Defiance.

Downtown Lenoir is also a great place to spend time with friends and family. The historic buildings and outdoor art sculptures are a must see!

Finally, before you leave, you must schedule some time to explore Wilson Creek. This area is great for a picnic, fun with the pets and family, and hiking. During your visit, make sure you check out the South Harper Falls.

Oh the places you can go....in western North Carolina!

Have you given North Carolina a thought recently? I have been priviledged to spend the majority of my life in western North Carolina. My wife spent several years on the east coast of North Carolina. While the wonderful beaches, light houses, and views are fantastic for the east coast, I am still proud to be a resident of the western part of North Carolina.

This past week, I finally took the plunge and created a Flickr account. I'm new at sharing personal photos, other than of home listings! And I still haven't dealved into creating videos for places like YouTube yet. But I am pretty proud of the places to go and things to see in western North Carolina.

If you have not had the pleasure of visiting western North Carolina, maybe these will inspire you to plan a trip. There are many other places and things that we have explored but didn't get enough photographs....like Tweetsie Railroad, Cherokee white water rafting, the mile high bridge, horseback riding trails, etc.

The first photo was taken at the National Gingerbread House Competition at the Grove Park Inn in Asheville NC. This is an annual competition and locals can visit the Inn to see all of the entries. The food network covers the event and the winners are announced on national TV. The Grove Park Inn is something to see by itself, but add in the gingerbread festivities and you have a blast! Asheville is cool this time of year, so you will want to sit in front of one of the floor-to-ceiling natural stone fireplaces!

My wife and I recently took family to visit the Biltmore Estate in Asheville, NC. This is America's largest home and is just filled with awe-inspiring architecture, furnishing, and floral design. It is really something to see this place decorated for Christmas, or to visit during the spring when they host their tulip festival in the gardens.

Grandfather Mountain - Well there is so much to see and do in this mountainous area. There is a place to visit wildlife specific to this region, like black bears and eagles. There are hiking trails and parks to stop and have a picnic.

After spending a day in this area, you will certainly want to come back and visit the mile high bridge! It is a bridge made of boards and rope railing literally suspended a mile high between two massive bolders that visitors are able to walk across! Brave the path if you dare! My wife and I ventured across the bridge and will never forget the view we saw below!

Another wonderful thing about western North Carolina is just taking a drive on the weekend. During one of our trips from Hickory to Blowing Rock, we stopped at this scene along the way. Talk about breathtaking scenery!

Yes, that's me in this picture! This was another place we stopped while driving along the Blue Ridge Parkway one afternoon. Can you think of many places better than this to relax for the afternoon?

Another wonderful thing about western North Carolina is the fall season! Many of the roads and overlooks have been designed to give you the perfect view of the blast of color that comes alive! It is a must see!

Theme park anyone? Located in Charlotte, Carowinds has a great theme park full of roller coasters, a water park, and plenty of activities. During October, the park is transformed into Scarowinds!

If you've learned anything about NC, you'll know we are a basketball state. Heard of the NCAA tournament? While my wife was attending UNC-Charlotte, the Bobcats came to town, replacing the Hornets, and have been a big hit ever since!

Hockey in western North Carolina? That's right. Located in Charlotte, NC, the Checkers are something great to see. Who doesn't love to see a good fight break out on the ice!

You know NC is famous for NASCAR! And we now have the NASCAR hall of fame to prove it! We took this picture during the Coca Cola 600 event a couple of years ago. I must admit, it was my first race. Who knew how loud those events are? My advise for those of you who have never attended one....bring some ear plugs!

You would know that with all of the mountains, western NC would likely have some beautiful caverns! The caverns in Linville, NC are amazing. The tour takes you to the deepest part of the cavern and then the lights are turned off so you can experience true darkness. Amazing experience!

This was just a quick photo we took during the ride home after visiting the caverns in Linville. It is just another example of how we are surrounded by beauty in this great state!

The NC Zoo is located in Asheboro, NC. You can see animals from aligators to monkeys, bears to flamingos! You will do lots of walking, so wear comfortable shoes. But it is definitely a trip worth taking!

Football season is also fully experienced in western North Carolina. The Panther Stadium is located in Charlotte, NC.

Every fall, a Renaissance Festival takes place in Concord, NC. You can see duals, jousting, eat a turkey leg, dress in the fashions of the time, and just have a good time with friends! That's us posing for a picture!

These last two pictures were taken at the same location during a day-trip my wife took from Hickory to Highlands, NC. The first waterfalls drops off into the second large waterfall.

Hopefully, those of you who have never visited western North Carolina will find something in this post that peaks your interest and inspires you to plan a trip. For those of you from this area, I'm sure you can attest to the wonderful place we live!

New High School in Hickory, NC

University Christian High School just recently purchased property across from the Lenoir-Rhyne University horseshoe. The high school has been operating in a leased location in Concord, NC. The new Hickory, NC site is scheduled to be open for the 2011-2012 term. Because the school will be in such close proximity to Lenoir-Rhyne University, juniors and seniors will have the option of earning up to 30 college credits. Ground breaking is expected to take place in fall 2010. Building plans are being finalized in preparation for a groundbreaking tentatively scheduled for this fall. Have you thought about a log cabin home?

On Monday, July 5, I read an interesting article in the Hickory Daily Record. A gentleman named Toy Ballard had a dream of living in a log cabin. One day, he took the trees from his land and hand-built his very own log cabin home.

This idea made me wonder if many potential real estate clients might consider steps to make “green” housing that really gets back to basics. With so many changes that we have seen in the lending markets and Americans now focusing on saving more and spending less, a log cabin home could be an ideal solution.

I am reminded of a trip I took to visit a log cabin home manufacturer in Winston Salem, Colonial Structures, Inc. Visitors are able to see scaled model homes and view how the lumber is prepared onsite. It was a very good experience and I recommend that anyone considering building a log home visit the manufacturer’s site. Shown here is one of Colonial’s featured homes located in Banner Elk, NC.

Colonial offers log cabin floor plans ranging from 840 sqft to 4,800 sqft. For those of you interested enough to learn more about purchasing a manufactured log cabin, take a look at the materials included in their standard package:

I suspect there are plenty of adventurists out there who would prefer to build their own log cabin. For those do-it-yourself folks, I recommend joining the Log Home Builders Association and attending one of their 2-day courses on learning how to build a log cabin. (Hey, this year, the seminar takes place in Las Vegas over Labor Day weekend – talk about perfect location and timing!) Take a look at one of the log cabins built by a student who attended the Log Home Builders Association seminar.
